WPSL were instructed by client MRH Retail to project manage the full Knock Down ReBuild (KDRB) of the existing, dated, PFS on a busy main thoroughfare, in a conservation area in outer London. WPSL, in addition to being CDM designers and project architects, led the management of the project, incorporating archaeological surveys, ecological assessments, Environment Agency permitting, arboriculture, drainage and tree surveys and assessments. The team also assisted with the main planning application and led the advertising display planning application. A complex procedure, due in part to the PFS being situated in a conservation and heritage area.
The build incorporated the removal of all below ground infrastructure and replacing this with new double walled pipework, double skinned underground tanks, new class 1 interceptor and surface water attenuation tanks. All underground infrastructure is monitored 24/7 to ensure compliance with the highest environmental standards employed by MRH.
Above ground the existing shop, canopy, jetwash and outbuildings were all removed to be replaced with a new, higher, 4 square canopy and dispenser islands, a new single storey portal frame shop building, new dispensers, Esso Synergy oil company branding and air and screenwash machine. The forecourt layout was completely redesigned to gain better throughput through the site for both clientele and deliveries.
The front façade sports one of the first Shard totems to be installed by MRH in the UK. WPSL acted as facilitator between MRH and the Retail offer prior to and during the build process to ensure a streamlined and fit for purpose building for both parties.
As with all challenges, good communication was key to ensuring all works went well. The team liaised with all involved parties, including the neighbours to coordinate and organise a project which was completed to programme and under budget!
